The Stewart’s Shops convenience store chain plans to keep its current store open at 118 Broad St. in Glens Falls as they tear down a vacant building behind it and build a new store there, creating a store about 1,000 square feet larger than the original, the chain’s representative said during the Glens Falls Planning Board meeting on Tuesday, Feb. 2.
Chris Potter said the plans also include two gas pumps so four cars may refuel at a time. They will be covered by a canopy of 20 by 40 feet.
“We used to have gas here years ago,” Potter said.
Potter ran through plans that include: increased parking from 8 to 15 spaces; more greenspace, especially at the tip of the intersection between Broad Street and Hudson Avenue; the property sits on a narrow triangle. A sign with the Stewart’s logo and gas prices is planned for the tip, too. Access to the back of the building for delivery and garbage trucks will have to run through a Hudson Headwaters Health Network parking lot. The two companies are negotiating that contract.
The new store will run about 3,256 square feet; the current store is 2,200.
Although the planning commission was generally happy with the outline, members also expressed concern that the contract between Stewart's and HHHN had not been completed. They also wanted to see more detail with the plan generally.
Board member Ronald Greene called it a “common theme,” and a positive one, that Stewart’s regularly tears down and builds new.
“You certainly can’t make that corner any worse than what it is,” Greene said about the tight space with limited parking and parking lot entrances too close to the intersection.
The board did not approve the plan. They expect Potter to return with the parking lot lighting plan, a completed contract between Stewart’s and HHHN, and architectural renderings of color and materials options on the building, the dumpster enclosures and elsewhere.
Documents say the company has planned $1.6 million and 12 weeks this summer for the project.
