“We have our eye on a couple of new ventures,” co-owner Christie Dickinson said. “This has been in the works for a year or more." The couple plans to sell the building, equipment and recipes.
Southy’s Pizza and Soft Serve Ice Cream, at 75 Saratoga Ave. in South Glens Falls, is for sale for $999,000. The price includes the 1,640-square-foot building and 20 parking spaces, the pizza and ice cream business, and all recipes, co-owner Christie Dickinson told FoothillsBusinessDaily.com Tuesday. Christie Dickinson and her husband Tim have run the business since 2012. They said they bought the building in 2018 from Gino Chiaravalle.
“We have our eye on a couple of new ventures,” Christie said. “And we’ve decided to focus on our family. We have three children, ages 17, 14 and 7. This has been in the works for a year or more. We’ve been upgrading the building and installing new equipment in preparation for listing it for sale.”
Tim Dickinson said putting the building and the business up for sale is bittersweet.
“But I have been in the restaurant business for 20 years, and that comes with a lot of sacrifices. We’re ready for something new,” he said.
The couple said all of the kitchen equipment is new in the last 10 years.
“The business is not even close to reaching its potential,” Christie said. “The business is very successful, and all of the financial numbers are available for serious potential buyers. Business has gone up every year, and not by a little. It’s a well-established business. You’re really getting two businesses for the price of one.
“And keep in mind, we don’t do online ordering, we don’t do merchandise, and we don’t advertise except for on social media. If someone buys it and does exactly what we’re doing and doesn’t change a thing, it’s an automatic money maker.”
The Dickinsons are well known for their support of local fund-raisers, including the South High Marathon Dance.
“It’s part of our mission to give back to the community as much as we could,” Christie said. “And we’ve done that.”
Tim added, “We wouldn’t be here without the community.”
The couple wouldn’t discuss what’s next, but said they aren’t going anywhere.
“We look at everything as a business opportunity,” Christie said. “Even when we’re on vacation. We’re always looking for new opportunities.”
Listing agent Jen Ball said she has had some interest. They are looking for a buyer who can run the restaurant with the kindness and compassion that the Dickinsons display.
There is room to expand the business, Ball said, adding, “There’s a lot of untapped potential here.”
