The Queensbury Planning Board approved a 290 space overflow vehicle storage lot for the Nemer Motor group at the planning meeting Tuesday evening April 27. It will be a private, gated storage lot, not intended for retail use.
The property, as yet unnumbered, on Quaker Road east of Ridge Road, sits across the street from the Garvey Kia dealership. The total lot is almost 16.5 acres of wooded land, but the storage lot itself will take up about 3.5 acres of a six-acre space designated for the construction, according to the application submitted to the town. Lighting on the site will come from 20-foot light poles, the standard for car lots, with low “splash” to surrounding areas. A building listed on the plan had been removed from the application before it was approved.
Under the proposal, permanent storm water management will be installed to keep the water that runs off the asphalt lot and into nearby wetlands at levels similar to current runoff, said the company’s representative, Matthew Huntington an engineer with the firm Studio A landscape architecture and engineering of Saratoga Springs.
The water will be retained by vegetated swales and a collection of four bioretention and infiltration basins to protect nearby wetlands, the application says. The design also calls for installation of trees and shrubs.
A condition on the approved site plan said that only properly maintained vehicles intended for sale are to be stored on the site.
This was a condition that the planning board attached to keep the storage location from turning into a junk site full of wrecked or broken down vehicles.
A pond and wetlands to the north and west of the site, along with wetlands to the southeast, had planning board members worried not only about the look of what would essentially be a salvage yard if dilapidated cars were collected there but also of the potential environmental risk if a car left for a long time leaked gas or oil.
Robert Nemer and Peter Nemer are listed as applicants. In the town’s GIS system, Robert Nemer is listed as the owner of the property. The car company has a Ford dealership and a Chrysler/Jeep dealership in Queensbury, according to their website.
